What we find across Maricopa
Maricopa went from 1,040 people in 2000 to 76,654 in 2024. It incorporated in 2003, 62.6% of the housing went up between 2000 and 2009 and 93.4% of it since 2000. There is no other city on our list with a build history this compressed.
One consequence runs through everything: the city ages as a single cohort. Rancho El Dorado, The Villages, The Lakes, Glennwilde Groves, Cobblestone Farms, Tortosa, Senita and Sorrento were all built inside the same decade, so screens, rollers and sealed units come due across whole neighborhoods at once rather than house by house.
Those sealed units are now around twenty years old, which is the front edge of seal failure. Fogging here has gone from unusual to common in the last few years and will keep increasing.
Province is age-restricted and behaves a little differently, with more hardware work on patio doors and sliding windows than the family subdivisions generate.
Distance is the honest constraint. There is no freeway inside Maricopa and the city sits well south of the rest of our patch, so we plan runs down here rather than dropping in. If a neighbor needs work too, say so and it usually means a better time for both of you.
Retail leads employment at 4,455 people, and the commercial glass is Harrah’s Ak-Chin, The Wells at around 650,000 square feet, Edison Pointe, Sonoran Creek Marketplace and Copper Sky.
