Why choose Superior in San Tan Valley

Same working day on most quotes. Single pane and stock sliding door glass is often fitted the same day. Custom dual pane units take five to seven days because the unit is built to your measurements.

Glass only, in the frame you already have. If the frame is sound and square we do not sell you a window. San Tan Valley is almost entirely post-2000 stock in sound frames, so the glass or the hardware is the job and nobody needs to sell you a window.

Built almost all at once. Three in five San Tan Valley homes went up between 2000 and 2009, so those windows are reaching the end of their sealed life within a few years of each other.

Home window repair in San Tan Valley

San Tan Valley went up almost all at once. 60.5% of every housing unit here was built between 2000 and 2009 and 92.1% since 2000, which is one of the tightest concentrations anywhere in the Valley. Those windows are now twenty to twenty-five years old and reaching the end of their sealed life within a few years of each other.

Dual pane window repair in San Tan Valley

A whole community’s worth of builder-grade sealed units is arriving at the same point at the same time. Fogging or haze between the panes means the seal has failed and moisture is sitting inside where cleaning cannot reach it. We replace the sealed unit and leave the frame.

Sliding glass door repair in San Tan Valley

Twenty-year-old rollers and tracks fail long before the glass does. A door that drags or takes two hands is hardware, and it does not need a new door.

Window screen repair in San Tan Valley

A single build decade means a single decade of screens ageing out together. We re-screen existing frames and build new ones, in insect mesh or heavier sun screen fabric.

Single pane window replacement in San Tan Valley

Single pane glass is uncommon here given how new the community is. Where we find it, stock sizes we usually cut and fit the same day.

Not sure which part failed? Point at it on this diagram when you call and we can quote it over the phone. Fog sits behind the dual pane seal, a door that drags is the roller and track, and a torn screen is its own small job.

Commercial glass repair in San Tan Valley

Health care leads employment at 6,527, closely followed by retail trade at 6,481. San Tan Valley is unincorporated, so its commercial base is smaller than its population would suggest and much of it runs along the Hunt Highway corridor.

We handle storefront glass, glass entry doors and tempered replacement around the Shops at Copper Basin and the Hunt Highway corridor. If you manage a unit and need it secured before the glass can be cut, say so when you call.

What we find across San Tan Valley

San Tan Valley went up in one push. 60.5% of all the housing here was built between 2000 and 2009 and 92.1% of it since 2000, which makes it one of the newest places we work and one of the most uniform.

Johnson Ranch, Copper Basin, San Tan Heights, Circle Cross Ranch and Skyline Ranch are all products of that same decade. They age together, so what we see is a rolling pattern: screens first, at around ten years, then rollers, then the earliest of the sealed units starting to fog.

The Parks and Pecan Cove sit at the newer end of that range and are mostly impact work, a stone off a mower or a ball through a pane, rather than anything that has worn out.

One thing that sets San Tan Valley apart: it is an unincorporated community, so much of the surrounding road network is county-maintained rather than city-maintained. Maricopa County runs a chip seal programme on those roads, and fresh chip seal means loose aggregate for a few days. If your windshield picked up a chip on a recently treated stretch, get it looked at before it runs.

Distance is the other honest constraint. We come out here regularly, but you are at the far edge of our run from Elwood Street, so we will quote you a time we can actually make.

Health care is the largest employment sector at 6,527 people, and the commercial glass is the Hunt Highway corridor and the Shops at Copper Basin rather than anything downtown.

Questions from San Tan Valley customers

No. The moisture is sealed inside the unit and cleaning cannot reach it. San Tan Valley is new stock, 92.1% of it built since 2000, so fogging here is the earliest of the 2000s subdivisions arriving at the end of their sealed life rather than something widespread yet.

Almost certainly not. With a median build year of 2007 the frames are in good order, so a broken or fogged pane is a glass job and the window stays where it is.

Almost never. On stock this new it is the rollers or grit in the track, and both are repairable without touching the panel. Worth catching early, because a dragging door eventually damages the track and that turns a small job into a bigger one.

Screens and stock sliding door glass are often same day. Custom dual pane units take five to seven days because the unit is built to your measurements. San Tan Valley is at the far edge of our run, so we will give you a realistic time rather than an optimistic one.

Yes, anywhere in San Tan Valley, at home or at work. Hunt Highway and SR 24 carry the commute out of here, and a lot of the surrounding road network is county-maintained, where chip seal leaves loose aggregate for a few days after it goes down. That is a common source of chips. Calibration is done on site.

You do. Under ARS 20-469 the choice of glass shop for a vehicle glass loss is yours, not your insurer’s, and an insurer recommending a shop has to tell you so.

Yes. San Tan Valley is regular work for us and the county line makes no difference to whether we will drive out to you.

No. Almost the whole community was built inside one decade, so the sealed units all reach the end of their working life together. It is the calendar, not the construction.

About San Tan Valley

How San Tan Valley Got Its Name

San Tan Valley is named for the San Tan Mountains on its western edge, and it is unusual among the places we serve in not being a town at all. It is an unincorporated community, a census-designated place in Pinal County, with no mayor and no town hall of its own.

For most of its existence it went by other names, and postal addresses in the area were shared with Queen Creek, which caused constant confusion. The community was formally renamed San Tan Valley in 2009 through a Pinal County process, and the name has stuck.

Notable Landmarks and Major Employers

The San Tan Mountain Regional Park covers more than ten thousand acres on the western edge of the community and is the largest open space in the area. Johnson Ranch Golf Club anchors the community of the same name.

Health care leads resident employment at 6,527, retail trade at 6,481 and construction at 4,584. Because San Tan Valley is unincorporated, most residents work outside it: in Queen Creek, Gilbert, Chandler and Mesa.
