It is 91.1% owner-occupied and, unusually, 28.6% of its housing units sit vacant, which is what heavy seasonal residency looks like in the numbers. That changes the job: a lot of what we find here has been failing quietly for a season with nobody in the house to notice.
A house that stands empty half the year still gets the full force of the sun on its glass. Fogging or haze between the panes means the seal has failed and cleaning will not reach it. We replace the sealed unit and leave the frame.

Land sales began in 1955 and building started in 1958, and the founders laid it out deliberately against the grid: curving streets, large lots, and a set of famously whimsical street names that visitors still photograph.
